THeHamilton-Burlington Sales Well Below Typical April Levels Months of Supply Reach Highest Point Since 2009
Hamilton, ON (May 5, 2025)—In April market report sales in the Hamilton, Burlington, Haldimand County, and Niagara North market areas slowed to 805 units. This decline in sales represents a 26 per cent decrease compared to last April and a 46 per cent decrease below typical figures reported for April.

In April, the Hamilton-Burlington real estate market saw 2,043 new listings—an increase that, combined with slower sales, dropped the sales-to-new listings ratio to just 39%. This imbalance has caused inventory levels to climb significantly, pushing the months of supply to four—the highest seen for April since 2009. The growing supply and moderated demand are reshaping the market, creating both challenges and opportunities for buyers and sellers alike.
So far this year, sales have slowed across all property types, with the sharpest drops in row and apartment units. Prices are also down, with apartment-style homes seeing the largest year-over-year decline—nearly 7%.
