What will the Spring Market hold for Southern Ontario?
That is a question we hear every day! What is really going to happen? Will prices drop? Is this a good time to buy or invest in real estate? The questions go on and on!
Let’s look at some of the leading indicators. The first would be rising interest rates. The Bank of Canada has raised the price lending rate by .25% and had stated their intention to raise them incrementally from the historic lows they are now, perhaps up to a full 1% increase. The interest rate on a mortgage is one of the largest factors in a buyer’s purchasing power. The result will be a tempering of the market as it will lower the amount a buyer can finance.
The unknown factors. There are always unknown factors in the market. The Ukraine situation, Gas prices, Government Policy changes, Tightening Mortgage Requirements and other factors could affect the market. However, here in Southern Ontario – especially in the greater Hamilton, Niagara and Brantford markets, there are also some very positive indicators of a remaining strong real estate market. These include strong employment, increased immigration, and buyer proximity
to Toronto as more and more people from Toronto are considering relocating to our area. There are, of course, other factors that could affect the market. For the short term, we see these forces causing a balancing effect. Demand for Real Estate in our area is still so strong we do not predict a crash, but the crazy acceleration in price appreciation may very well stop. What are your thoughts?
