What This Means
Market Takeaways

August was quieter, with sales down both month over month and year over year. New listings and active inventory also declined, which pulled months of supply down to 4.4 despite the slower sales pace.

The benchmark price changed only modestly from July but remained below last year. Conditions varied by area: Niagara North sales rose year over year, while Haldimand carried 6.9 months of supply and the longest average market time.

🏠
For Sellers
With fewer buyers active, accurate local pricing matters. Strong presentation and condition can help a home stand out, but strategy should reflect recent comparable sales—not the regional average alone.
🔍
For Buyers
Buyers may have time to compare options, but supply tightened from July. Review value and negotiating conditions by neighbourhood and property type because the four areas are not moving in lockstep.
