What This Means
October Market Takeaways
October improved from September, with sales up 10.6% and the benchmark price rising 1.4% month over month. However, overall sales and prices remained below last year's levels.
New listings declined, while months of supply stayed at 4.6. That combination suggests buyers still have choice, but inventory is no longer expanding the way it did earlier in the year.
Conditions varied significantly by market. Burlington posted year-over-year gains in average and benchmark prices, Niagara North recorded a strong increase in sales, while Hamilton and Haldimand remained more price-sensitive.
For Sellers
Improving monthly sales are encouraging, but buyers remain selective. Accurate pricing, condition and presentation are still critical, especially in markets with higher supply or longer selling times.
For Buyers
Buyers still have meaningful choice, but fewer new listings may tighten options in some areas. Compare recent neighbourhood sales and property-specific competition rather than relying on the regional average alone.
